I am Simon Williams, and along with my colleagues at DWELS, we have been doing exactly this for the best part of 13 years. Fortunately for us, we don’t have to do this as often as we used to. As well as a large selection of our own Apartments in Central London, we now have endless Serviced Apartment providers and Letting Agents working with us throughout the UK at our finger tips and in most cases, we call them and they do everything for us, giving you, our client(s), the best options available to fit any specific accommodation requirement.


DWELS is a corporate accommodation provider backed by 13 years of industry knowledge and the support of strategically placed account managers and third party partner’s country wide. We locate and provide *Serviced (short term) and Managed (Long term) Apartments for you, our clients, anywhere in the UK. Fully managed from start to finish by us and at *no extra cost to you.

Our Serviced Apartment partners can’t get enough of us, we place hundreds of clients every year with our partners and business has never been better.

Our partners pay us a small commission for placing our clients with them meaning that you, our clients, get access to the best apartments in the best locations and at the best rates and just as importantly, at no extra cost to you. Our partners pay us, you don’t…

Our business model is a simple one, we have no need for big expensive offices and our overheads are minimal. Our philosophy is simple, we invest time and money in to providing service first and foremost. Operational time spent is our biggest and only real overhead and we convert, on average, over 90% of enquiries received. Lead by Simon Williams, the DWELS team are on hand 24 hours a day, 7 days a week to guarantee a service that is unrivalled by any other provider in the industry. We will take your call whenever and wherever we are and with the advent of multimedia tablets and other mobile devices we promise to respond to every email and return every call in under 1 hour.

What are Serviced Apartments?

Fully furnished, self-contained units where residents are provided with their own fully equipped living, sleeping, cooking, laundry and bathing facilities. Prices are fully inclusive of all utilities, management and generally include SKY TV packages and can include Internet TV with country of origin channels accessible to all guests.

There is always a cleaning, linen and towel change service at least once a week. The apartments will usually be part of a managed block typically with an onsite concierge.

VAT is chargeable at 20% for the first 28 days and 4% thereafter.

Serviced Apartments are the answer for short term (up to three months) and or interim requirements.

What are Managed Apartments?

“Managed” or “Leased” apartments are our forte. “Managed” apartments are leased to order in the long term rental market for a MINIMUM of 6 months. In most cases and at any time, resident employees can be replaced by other employees and this can be done as often as is necessary. With Managed Apartments we can tailor a requirement with much more flexibility than Serviced Apartments.

Once we are given a brief, we actually invite your employees/clients to view suitably selected accommodation. We always look to place clients in the same post code as their work assignments or as close as they want to be. Once an apartment has been selected, we do the rest.

We take on the lease in the name of “DWELS” and sign all of the relevant agreements. We set up all of the utility accounts in the name of DWELS including Electricity/Gas, Council Tax, Water, TV License, Phone, Broadband, Internet TV and or SKY TV. We ask you to sign a simple one page agreement agreeing to be bound by the terms of our Assured Short Hold Tenancy Agreement and for this service we charge £75 plus VAT per week. Our clients choose this option time after time as they see Managed Apartments as a no risk, cost effective, fully managed service. Minimum Contract is 6 months.

Relocation Support Services

DWELS can provide all the service elements required to enable a transferee and their family to be efficiently relocated in the UK at any time. Our experience and partners in this field enable us to fully manage the personal process throughout with care for the Transferee, whilst administrating the relocation costs effectively for the employer. This is achieved by assigning a single point of contact from start to finish. You will always be appointed your own dedicated account manager.

Services Include:
Home Finding - Research and selection of suitable available properties (Buy or Rent), accompanied viewings, negotiation and finalisation support. Agreeing terms of Purchase (when buying) or Tenancy (when renting) with agents, negotiating purchase prices or tenancy agreements, co-ordinating initial payments and closing documentation, negotiating renewals, Inventory checks, the moving process itself, right down to setting up utility accounts. Nurseries and Schools will always be top of any parent’s agenda when selecting a location. We can provide detailed Ofsted school reports and provide information to assist you with making the correct selection. Hospitals and Health Care Services are also high on the agenda; we can provide all the information you need and even complete the registration process on your behalf.
